Our scope: GS Building acted as Principal Contractor for the design and construction of a 16-unit architecturally designed industrial strata development, delivered on a greenfield site.

The project involved full end-to-end delivery including planning, design coordination, authority approvals, and construction management of all building and civil works.

Key components of the project included major Sydney Water works, including the diversion of existing sewer infrastructure, construction of new maintenance shafts, and delivery of potable water, fire services, and stormwater systems. All works were completed in accordance with authority requirements, including Section 73 approvals and service authority coordination.

GS Building also delivered Level 3 ASP electrical infrastructure, including pad-mounted substation installation, high-voltage feeder works, and full network coordination through to energisation.

The scope further included integrated fire services infrastructure, stormwater detention systems, and over 4,000m² of heavy-duty concrete pavements, car parking areas, kerbing, and drainage works.

The project was delivered under a fully integrated delivery model, coordinating multiple consultants, authorities, and subcontract trades to achieve a high-quality, compliant industrial development, demonstrating GS Building’s capability to deliver complex, multi-disciplinary projects as a head contractor.
